Assessment of development potential for investors in the hospitality accommodation facility (Northern and Southern wing)

Considering the location of Cavtat and extensive experience in hospitality and tourism overall, the construction of a hotel at this location has significant advantages in terms of attractiveness and especially the length of the season. However, the capacity of the facility is insufficient to offer congress tourism, so the facility must be closed during the winter, which entails maintenance costs and retaining permanently employed staff, especially in the reservations, administration, and maintenance departments.

For the successful operation of the facility during the rental season, teamwork represents one of the most important success factors. MARINA RESORT CAVTAT – CLEAR POINT RESORT – NEW ACCOMMODATION COMPLEX NEARBY. The resort, according to the project, will have 260 accommodation units with a total of 900 beds. Planned facilities include an inclined panoramic elevator, a restaurant, hospitality services, walking paths, outdoor swimming pools, and other sports and recreational amenities. The area designated for the tourist zone, covered by the project, is about 6.4 hectares of land, which is defined in the planning documentation as an undeveloped part of the tourist settlement according to the Urban Development Plan – Cavtat with Zvekovica. The agreement between the investor and the Konavle municipality foresees the provision of public, communal, and traffic infrastructure, including the construction of access roads outside the project area, a road connection to the state road (highway) at the Prahivac location, a coastal vehicular and pedestrian area to the Prahivac cape, and other necessary infrastructure.

The Administrative Department for Spatial Planning and Construction of Dubrovnik-Neretva County, at the request of the Konavle Municipality, is in the process of obtaining a location permit for the construction of the road, with the conceptual design prepared by the Split-based company Trivium. This is the only positive contribution of the future Marina Cavtat and Cavtat resort project to the future investment of Hotel Vila Cavtat, as it will facilitate access to the facility.
