The project of six villas in Župa Dubrovačka is conceived as a contemporary complex of luxury holiday homes with a focus on design, privacy and high‑category tourist rental. Each villa is architecturally shaped as a modern pavilion‑type house with large glass surfaces and movable brise‑soleils that provide sun protection while preserving sea views. The villas have clean, minimalist volumes, flat roofs and a white façade that blends into the Mediterranean landscape of Župa Dubrovačka. Large glass walls connect the interior with the terraces and the pool, while dry‑stone walls and landscaping reference traditional Dalmatian architecture.

Each unit is designed for 8–10 guests, with a house size of around 500 m² on plots of around 2,000 m², which allows for spacious living areas, en‑suite bedrooms and additional amenities such as a spa zone or fitness area. The exterior is centred around an infinity pool, covered lounge areas and an outdoor kitchen adapted to a seasonal Mediterranean lifestyle. Župa Dubrovačka offers a calmer environment compared with the very centre of Dubrovnik, yet with quick access to the city and the airport, which positions the project in the premium segment of luxury villas for the most demanding guests. The proximity of the sea, existing tourist infrastructure and the recognisability of the Dubrovnik region create a solid basis for high occupancy and premium daily rental rates. The concept of six urbanistically coordinated yet individually private villas enables phased construction and financing, with the possibility of joint rental management later on. With daily rental levels of several thousand euros per villa, the project is oriented towards strong annual income and an increase in property value after completion of construction.
